The best homes to flip will involve as little work as possible, which means they need to be structurally sound and in need of mostly cosmetic improvements, such as paint, flooring, bathroom and kitchen upgrading, and landscaping.
Fixing and flipping houses is time-consuming. If you're serious about it, you can make it your fulltime occupation, but if you're doing it strictly as a hobby, I suggest that you either reconsider or give up your other hobbies during the course of the project, because flipping a house will take up a lot of time you used to devote to other pursuits.
Besides the actual work fixing involved, you will also need to spend time finding a suitable project, planning the rehab, shopping for materials, and marketing the finished house.
As for how long it takes my family to fix our typical house, we spend about one month working on the house. My husband does a lot of the work himself. We have hired contractors but find that they cut into our profits. In our area, it is hard to find contractors because of all the new houses being built. This means they charge high fees and make you wait. It just pays us to do the work and get it done.
Our adult children and their spouses also work on the houses on weekends. Usually, we do a lot more work on our houses than many rehabbers. We add window coverings and stage our houses. Our extras pay off. We sold our last house in October in one day for full price.
Yes, you can still make money flipping houses in California. I know investors in Idaho, Ohio, Oregon, and Florida that sold houses this month. How's the house flipping business in your area?
